In its newly produced property in Vega, south of Stockholm, Slättö has automated key management for moving in and out. This has been made possible by the integration between the Tenant Experience Platform Avy and Parakey's mobile access solution.
Integration between Avy and Parakey focuses on two main areas:
1. The possibility of booking spaces such as laundry rooms and roof terraces with automatic mobile access, and
2. Digital key distribution where new tenants automatically receive a mobile key when moving in. Slättö uses the latter function for public areas such as entrances and cycle rooms in its properties.
No key management
“When we sign a lease, Avy automatically receives information about the agreement, and the tenant receives an invitation to use Parakey from the day the lease becomes effective. This means zero key management for the public doors,” says Oskar Gustafsson, who works in Slatä's administration department.
Slättö Förvaltion is a Private Equity company focused on real estate investments and the management of residential properties, with a vision to always develop and digitize its properties. “We have adapted to the rental law and through Parakey and Avy we can offer a great solution that saves resources and improves our service,” continues Oskar.
Oskar stresses the importance of digital solutions generating added value for both residents and property owners. “The real estate industry is generally conservative, but there are major time and cost savings to be done with new digital solutions,” he says. “Time is money, and by eliminating key management, we can focus on our core business. Our external management partners in the properties also do not have to spend as much time on key management.”
Digital solutions are a habit
Using your mobile phone as a key and paying your rent via an app may feel awkward at first, but Joacim points out that it's a habit — you get used to it quickly. Joacim compares it to digital wallets: “When you get Apple Wallet, for example, you no longer need a physical wallet. With a digital key, there is no need to have a physical key anymore. Everything becomes smoother. I think this will soon become standard in all real estate.”

The more features Avy can support, the more valuable the product becomes, says Joacim, stressing the importance of integration between different systems. Oskar agrees: “The dream is to integrate all systems.” With the integration towards Parakey, they have increased the service in their offer. Oskar concludes by highlighting the security aspect: “We want to avoid keys and port codes going astray, both to prevent unauthorized access and to have better control over the systems.”
